As soon as the land was secured, he announced that a Wavegarden surf lagoon and beach would be built at Fazenda da Grama, and sales took off. All 200 lots in phases 3 and 4 sold out within months, with the final lots selling at 10 times the cost of phase 1 and 2 lots. But it didn&#8217;t stop there and club memberships granting access to the surf and beach club were also sold to existing owners of Phases 1 and 2, effectively re-energizing the entire development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The capital investment in the lagoon represented only 5% of the total project cost, because the majority was financed through pre-sales of residential lots. The overall project IRR was 178%, with a 9x multiple on equity. Total payback was achieved in only three years.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Urban Mixed-Use Developments<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/atlanticparkvb.com\/\">Atlantic Park Surf<\/a>&nbsp;in Virginia Beach, Wavegarden&#8217;s first US-based destination, repositioned the city as a premium year-round coastal destination. The $350 million mixed-use development spans over 12 acres and integrates 310 luxury apartments, 100,000+ square feet of retail and dining, Class A office space, a boutique surf hotel, and a major&nbsp;<a href=\"https:\/\/www.livenation.com\/\">Live Nation<\/a>&nbsp;entertainment venue, all anchored by a 2.5-acre Wavegarden Cove.<\/p>\n\n\n\n<figure class=\"wp-block-gallery Part of the lagoon\u2019s financing was supported through city-backed municipal bonds, reflecting how the public sector viewed the surf lagoon not simply as a sports facility, but as destination infrastructure capable of driving tourism, economic activity, and long-term urban value creation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Operationally, the project has also delivered strong results. The lagoon operates year-round and up to 14 hours per day during peak season, while 97% of guests report wanting to return, an exceptional level of repeat visitation that translates into sustained activity and footfall across the broader development ecosystem.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Premier Destination Resorts&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><a href=\"https:\/\/www.dsrtsurf.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">DSRT Surf<\/a><\/strong>, developed by Desert Wave Ventures and <a href=\"https:\/\/www.beachstreetdev.com\" target=\"_blank\" rel=\"noreferrer noopener\">Beach Street Development<\/a> is located within Desert Willow Golf Resort in Palm Desert, California, in the heart of the Coachella Valley.
